Who this is for

Builders, decorators, kitchen and bathroom fitters, and anyone finishing a job where "a few bits still need doing" is part of normal handover. A structured snag list turns a vague verbal understanding into something both sides can point to.

What's the difference between a snag and a defect?

A snag is a minor finishing issue spotted at the end of a job — a scuff on paintwork, a door that needs easing, a socket cover on wonky — normal, expected, and quick to put right. A defect is more serious: something not built to spec, that fails, or that's a safety issue, and it may fall under warranty or statutory rights rather than a quick snag-list fix. Most end-of-job punch lists are snags; treat anything structural or safety-related separately.

Why does a written snag list protect both sides?

For the client, it means everything outstanding is captured in one place at handover — they can't keep adding "oh, and also…" items indefinitely once it's been signed off. For you, it draws a clear line: once the agreed items are fixed and the list is signed, the job is complete, and you're not on the hook for an ever-growing list months later. It also gives you clean paperwork to point to when releasing final payment or, on construction contracts, when the defects period and retention release dates start counting down.

When should the snagging inspection happen?

Walk the job together with the client (or their representative) at practical completion, before they move back in or take full possession — issues are far easier to agree and photograph on an empty or lightly-used site. Where a defects period applies, it's also worth a second look near the end of that period to catch anything that's shown up since, such as settlement cracks or seasonal issues.

Does this tool store my snagging list anywhere?

No. Your job details and every snag you log are saved only in this browser using local storage — nothing is uploaded or sent to us. Building, editing and signing off the list on screen is completely free; you only pop your details in when you want the take-away printed sign-off sheet or a CSV copy. Clear it any time with the "Clear all" button, or export a CSV for your own records.

Please note: this tool gives a guide or estimate only. It may not be 100% accurate and is not professional advice — always check the figures before you rely on them. Any document this tool produces is a template for convenience, not legal advice. You are responsible for making sure anything you issue meets your own legal obligations; seek professional advice for your situation. This sign-off sheet is a record of agreed snags, not a substitute for your main building contract — use it alongside your own written terms, and note that a signature confirms what was agreed at the time rather than automatically overriding the underlying contract if there's a later dispute. Every snag, location, client name and business name you log stays in your browser — nothing you type here is uploaded or stored by us.
